What credit score do I need?

Are there programs that help with the down payment in Colorado?

Yes — the Colorado Housing and Finance Authority (CHFA) offers a down payment grant or a deferred second mortgage for qualified buyers, with income and purchase-price limits by county and a required homebuyer education class. Dominick can check your eligibility in about ten minutes.

How fast can I get pre-approved?

How long does closing take?

Most purchases close 30–45 days from accepted offer, and The Romig Team has closed faster when timing was critical. Weekly updates mean you always know where the file stands.

Should I wait for rates to come down?

Nobody can time rates — anyone who promises otherwise is guessing. The honest framework: if the payment works for your budget today, buying starts your equity clock, and refinancing later remains an option if rates fall. If the payment doesn’t work, that’s a different conversation — and Dominick will tell you that straight, too.

When in the process should I first talk to a loan officer?

Earlier than feels necessary — ideally before you tour a single home. An early conversation surfaces credit fixes, program options, and assistance programs while there’s still time to use them.
